Buying a home can be one of the largest transactions you may do in your lifetime. You should have someone seasoned to show you the path. Right now you are wondering, Jeez Jay What do I do? Well here is the steps you take to make the transaction as smooth as possible.
1. Get Pre-Approved . Your first step should be to call Nick Barta the President of Vintage Mortgage at 303-771-3630 or 303-709-9625. When you are talking to Nick, he will ask you questions and find out what you can buy. When Nick has accomplished this with you, he will send me a letter that says we are good to go, and what your details of what you can buy now.
2. Schedule a Showing. After you have gotten your Pre-Appoval Letter from Nick, call me and I send you homes that follow what you are looking for and can afford. The homes you like we set an appointment for and go out and look at the homes and find out how much me can beat up the Seller!
3. Write Contract. When you have found that perfect house, we write an offer, with our stipulations of what you want in this transaction.
4. Under Contract. Once the Seller and Listing Agent are finished looking at our offer, they will either accept or counter. When all details have been ironed out. We go what is called "Under Contract."
5. Inspection. The next step is getting an inspection done. My inspector I prefer is Brent McCraw at BMC Inspections Services. His number is 303-523-5722. Brent will tell us how good the property is in shape and what needs work.
6. Appraisal. After the Inspection has become completed and resolved we order an Appraisal. Nick picks that Appraiser with you.
7. Closing. Once the Appraisal has been completed and your financing has been taken care of, we are ready to go to the title company and sign the paperwork for your new home.
